Allandale

Allandale is where a lot of Central Austin families land when they want a real yard, a quiet street and a short drive to just about everywhere. Bounded roughly by MoPac, Burnet Road, 45th Street and Anderson Lane, it's a neighborhood of mid-century ranch homes on generous lots, mature trees, and sidewalks full of kids on bikes. It feels settled without feeling stuck, which is a hard balance to find in a city that changes as fast as Austin.

Most of Allandale was built in the 1950s and 1960s, when Austin was growing north and young families wanted space. The result is a neighborhood of long, low ranch houses with deep eaves, big windows and wide lots, many of them still on their original footprints. Some have been renovated with real care for their mid-century bones. Others have been replaced by larger new builds, so the streetscape today is a mix. If you love mid-century design, Allandale is one of the best places in town to find a house worth restoring. Shoal Creek Boulevard runs through the middle of it all, and the Shoal Creek Greenbelt gives the neighborhood a green spine for walking, running and dog time.

Burnet Road, on Allandale's eastern edge, has become one of Austin's best stretches for eating out. Top Notch has been serving burgers since 1971, Phil's Icehouse is a weekend default for families, and Barley Swine is the special-occasion dinner. Beverly S. Sheffield Northwest District Park has a pool, trails and ball fields, and the Northwest Recreation Center runs summer programs. Gullett Elementary and Lamar Middle School serve most of the neighborhood.

Let's work together

We're in this for the relationships, not the transactions - the kind that last long after the closing papers are signed. What we promise is honest, knowledgeable guidance, whatever you're trying to do: buy a first home, sell one that holds years of memories, or find the right investment. We'll be your partner for this move, and for whatever comes after it.
